The Chicago Shallow-Bay Portfolio consists of nine light industrial properties spanning 390,781 square feet across the Chicago Metropolitan Statistical Area (MSA). Strategically located in four of the region’s top-performing submarkets, including the I-55 Corridor and North DuPage County, the portfolio strengthens Westmount’s growing Midwest presence.

Acquired in early 2025, the portfolio was 91% leased at the time of acquisition to 37 tenants across 28 industries, including office, medical and automotive suppliers, and home restoration. This diverse tenant base reflects the sustained demand for industrial space, driven by expanding supply chain networks and last-mile delivery operations.

Chicago’s central location and extensive transportation infrastructure, including six Class I railroads, major freeways, and O’Hare International Airport, make it one of the country’s most critical logistics hubs. The Chicago MSA is the second-largest industrial market in the U.S. and continues to be a key region for industrial investment.
