Cobb Corporate Center is a single-story flex industrial park located in Marietta, GA, roughly 20 miles northwest of downtown Atlanta. Marietta is nationally renowned for its quality of life, highly educated workforce, and financial strength. Westmount acquired the asset in mid-2023 at 80% occupancy to 19 tenants with a weighted average lease term (WALT) of 4.3 years.

The asset is strategically located directly off I-75, providing users ease of access to I-575 to the north and I-285 (perimeter road) to the south. The asset also benefits from high road visibility along S. Marietta Parkway and I-75. Marietta Technology Center, another flex industrial/office asset acquired in 2022, is located just two miles south of Cobb Corporate Center.

Many tenants in the northwest submarkets of Atlanta have smaller footprints and desire quick, convenient access to the metro’s core. Cobb Corporate Center’s infill location satisfies this demand while offering versatile space configurations including both flex and warehouse components. The asset can service a variety of tenants in different industries. At the time of acquisition, the majority of tenants were in the technology (39% by SF) or construction (20% by SF) industries.
