Typical Transaction Size: $20M to $50M (200+ units) for a single asset and $50M+ assets on a select basis
Markets: primary Texas markets, Arizona, Georgia, Carolinas, and Florida
Targeted Returns: 15-18% for value-add and 11-13% for core plus

Target Assets:

  • Class: B to A- / Location: B to A+
  • Capital Improvements: $5,000/ unit to $20,000/ unit
  • Leverage: 70% +/-
  • Vintage: prefer 1990 to 2015, but consider 1970 to 1980 if well located
