The West Chester industrial portfolio contains five buildings located in the prime West Chester submarket on the north side of the Cincinnati metro area. The buildings are located in the same complex off Circle Freeway Drive / Dues Drive, near the intersection of I-75 and I-275. We purchased these buildings in 2018 when we acquired a multi-state, Midwest industrial portfolio.

The buildings in the portfolio are similarly sized, ranging from 111k square feet to 148k square feet with an average office finish of 4%. This portfolio contains in-demand, small-bay warehouses with an average unit size of 45k square feet. At the time of purchase, the portfolio was 100% occupied with an average WALT of 3 years. Historical tenant tenure at the portfolio is 7 years.
