Braker Center

The Braker Center consists of three light industrial/flex buildings containing a total 217,504 square feet of net rentable building area in Austin, Texas. Austin is a highly desirable investment market with excellent fundamentals that garner an increasingly robust level of national investor attention to add to the traditional regional and local investor support. Braker Center 6, 7 & 11 has an excellent location to the north of the Austin CBD. The properties are part of a larger business park known as Braker Center, which is located at the corner of Metric Boulevard and Braker Lane. The overall Braker Center totals over one million square feet of flex, office, and light industrial space.

We purchased the properties in 2006 at 23% occupancy, a level that severely lagged the submarket average. This provided a phenomenal opportunity for substantial value enhancement. We performed extensive remodeling on the buildings, originally constructed in 1983, to better suit the space for office use.

We sold the properties in 2008. At the time of sale, office finish was roughly 90% with occupancy at 93%.
