Acquired in 2004, the Northbelt Industrial Portfolio contains 18 buildings totaling 474,145 square feet. The portfolio is comprised of several adjacent projects including Greenbriar Square Plaza, Greenbriar I Plaza, Greenbriar II Plaza, Greenbriar 8 Plaza and Hedgecroft Square. The buildings are office, showroom, or warehouse structures and range from grade level (3 buildings), to semi-dock (10 buildings), to full dock (5 buildings).

The property is located in a very attractive area, approximately three miles west of Bush Intercontinental Airport and two miles east of the I-45/Greenpoint area. During our ownership, the area experienced significant growth in infrastructure improvement, technological advancements and commercial expansion. Both passenger and freight air traffic are on a dramatic upswing in the Houston area, and virtually every major freight forwarder maintains a presence there.

Major tenants at the time include: Continental Airlines, Securitas Security Systems, Majewski Transportation, Goodman Manufacturing, Multi-Seal Corporation and Constant Power Manufacturing.
