This two-story garden-style apartment community, formerly known as Lexington at Winter Park, is in the affluent and highly desirable Winter Park area of Orlando and features studio, one-, two- and three-bedroom units averaging 940 square feet. Westmount purchased the property in mid-2022 as the firm’s first Orlando-area multifamily acquisition and rebranded it shortly afterwards.

Westmount at at Winter Park has direct visibility off U.S 17 with convenient access to Orlando Avenue and Interstate 4, two major throughfares providing direct access to Downtown Orlando and Park Avenue, the most desirable shopping and living quarters in central Florida. The asset boasts strong demographics and is proximate to a high concentration of white-collar employment. In addition, over 1.2M square feet of retail is located within a one-mile radius of the property.

Westmount plans to implement a unit interior renovation plan consisting of quartz countertops, new vinyl flooring, painted cabinets, and backsplash to add value to the property. The Orlando multifamily market has experienced strong rent growth and healthy occupancy in 2021 and is expected to maintain its momentum in 2022. With limited construction in the Winter Park area and rent comps significantly higher, we believe this property has significant value-add upside in a market with strong organic rent growth.
