Westmount purchased the Mountain Vista Commerce Center, a 134,713-square-foot industrial flex property located in the heart of Phoenix’s wealthy Silicon Desert area, in mid-2021. Mountain Vista is Westmount’s first industrial acquisition in Arizona and capitalizes on the growing demand for industrial space in the area driven by the population and economic growth of the area.
The Silicon Desert area contains offices of many technology and financial services companies who are drawn to the highly educated workforce from the nearby Arizona State University. Intel is the largest employer in the area followed by Amazon, Avnet, Verizon, Bank of America, GoDaddy, and Shutterfly. The Silicon Desert is also a land-constrained area with limited spaces for development. All things considered, Westmount expects the demand for flexible light industrial in the region to continue growing.
The property is located just 1 mile from the new Loop 202 South Mountain Freeway, which finished construction in 2019. This new freeway better connects the area’s massive labor pool to the companies in the western half of the valley, thus dramatically improving commute times. 1.8 million people live within 30 minutes of this property. It is also strategically located just 15 minutes north of the 10th busiest airport in the country, Sky Harbor International Airport.
The complex was constructed in 1999 with two buildings built for showroom/office-warehouse space and one building built for corporate office space with modern finishes. At the time of purchase, occupancy was 62%, with 50,862 square feet of vacancy available. This level of vacancy is due to the fact that the tenant, Cognizant who occupied 38% of the occupancy, suddenly moved out. The vacant space formerly occupied by Cognizant is fully furnished with modern finishes, located in an excellent area, and would be convenient for a company to quickly move-in.
