Our first industrial acquisition in the Memphis market, Memphis Shelby Oaks is a sixteen-building, 480,911-square-foot light industrial business park located in Memphis’ Northeast Industrial submarket. The complex sits directly off I-40 approximately 1.5 miles northeast of the I-240/I-40 interchange. Commute times to downtown Memphis and Memphis International Airport are 15 minutes and 20 minutes respectively.

We acquired the properties in mid-2022. At the time of acquisition, the complex was 93% leased with an average tenant size of 5,800 square feet. The Northeast Industrial submarket has historically seen above-average rent growth and price per square foot. We anticipate that rent growth in this submarket will continue to outpace the 3.2% average annual change over the last decade.

The buildings in the complex were constructed between 1980-2005 with clear heights between 14’-22’ (19’ average). Office/showroom space is available in increments as small as 1,500 square feet, and distribution space is available in increments as small as 7,500 square feet. The versatility in suite sizes caters to tenants in a variety of industries including telecommunications, medical, service, and manufacturing.
