Acquired in mid-2020, the Nashville 840 Logistics Center is a Class A, 709,652-square-foot bulk distribution warehouse located in the Couchville Pike Business Center of Wilson County, approximately 30 miles east of Nashville. This acquisition is Westmount’s first in Tennessee and was executed during the height of the COVID-19 pandemic.
The asset was constructed in 2008 and has been institutionally owned and operated. The property was designed to today’s standards with 32-36’ clear heights, 134 dock high doors, 4 drive-in doors, and excess trailer and employee parking. in recent years, several million dollars have been invested to upgrade warehouse lighting to LED, painting and installing new dock and light packages on every dock door in the facility. At the time of acquisition, the property was fully leased by two tenants.
Nashville 840 Logistics Center provided Westmount an exceptional opportunity to enter the Nashville market and acquire a fully occupied asset centrally located in Wilson County. Westmount was drawn to this asset’s institutional quality and attractive basis opportunity in one of Nashville’s most sought after corridors, Wilson County.
Wilson County is the primary bulk distribution market for Nashville due to its proximity to multiple major interstate and highway systems (I-840, I-24, I-40, Highway 109 and I-65), a strong labor force, and a low cost of business. The area is also home to notable tenants including Amazon, Under Armour, Nissan, RoomsToGo, XPO Logistics, Genuine Parts, Starbucks, Geodis, Bridgestone, and CEVA Logistics.
