“The rapid rise in interest rates in 2022 triggered a prolonged price discovery period which the market is still working through today,” said Phil. “Bid-ask spreads have been narrowing, and capital markets activity has picked up to start 2025 as sellers have started to re-adjust pricing expectations and buyers have become more motivated to deploy capital. Uncertainty about future capital flows does however persist due to underlying concerns about inflation, economic growth prospects, and public policy shifts.”
