Westmount Realty Capital, LLC, the Dallas-based value-added commercial real estate investor, has formed an affiliate, Westmount Structured Finance. Over the past 15 years, Westmount has built a diverse portfolio including industrial properties, retail centers, office buildings, multifamily communities and historic buildings in several cities, primarily in the southern United States.
Westmount Structured Finance will offer a variety of financing options to investors in commercial property. Included will be bridge loans, mezzanine financing, note purchases and preferred equity. Westmount Structured Finance will also be seeking to acquire B pieces of senior loans.
“Having been investors and developers of commercial properties for more than 25 years, we understand the importance of having the right kind of financial partner,” said Cliff Booth, Westmount’s president. “We believe that current illiquidity in the debt markets has created an opportunity to provide financing that requires a high level of creativity. As sponsors who have executed complicated business plans in tough environments, we feel that we are uniquely qualified to help investors who have good deals that require a little more homework to understand.”
“With senior lenders no longer willing to go as high on the capital stack, we believe there is an attractive opportunity to provide financing from a subordinated position to seasoned real estate investors. We are actively looking to originate bridge, mezzanine, and preferred equity investments in office, retail, multifamily, industrial assets and land throughout the country,” Mr. Booth added.
“Disruptions in the capital markets have created an opportunity to earn superior risk adjusted returns for those willing to lend in this environment. There are good deals in every market, and we perceive an opportunity in structured finance to provide creative solutions for investors who recognize and understand those deals.”
