Westmount acquired this portfolio of three infill industrial properties in 2015. The asset is strategically located less than 3 miles from I-95, providing exceptional access to Baltimore, Washington, D.C. and the entire Eastern Seaboard via I-95. The three buildings are located adjacent to each other off Candlewood Road.
Built in 1978 and redeveloped in 2009, all of the buildings are tilt-up construction, feature rear-loading docks, clear heights of 24’, 40’ x 40’ column spacing and large truck courts and aprons. At the time of acquisition, the occupancy rate was 39%. Westmount rebranded the property, formerly Candlewood Commerce Center, as Logistics Pointe BWI. We performed speculative tenant improvements in the distribution and business service buildings to enhance the project’s market appeal and fulfill near-term occupancy requirements.
We sold the property in 2018 at 84% occupancy.
