Acquired in December 2015, Gwinnett Commons is one of the premier master-planned business parks in the I-85 northeast corridor. It encompasses 1.2 million square feet on 115 acres in 17 Class A buildings and an additional six-acre, pad-ready site for future development.

With access to three I-85 interchanges, the attractive, single-story, brick-exterior complex was developed in eight phases over a 30 year period. The 13 light industrial buildings totaling 944,455 square feet are rear-load, multi-tenant buildings with typical clear heights of 20-23 feet. They were built between 1984 and 2000. The four office buildings totaling 236,567 square feet were built between 2000 and 2002.

The property was acquired at below market occupancy level with the industrial portfolio at 78.9% and the office portfolio at 48.1%. Westmount plans to perform speculative tenant improvements in both the industrial and office buildings in order to enhance the project’s appeal and ability to accommodate near-term occupancy requirements. Following renovations, we rebranded the property as Gwinnett Commons and created a focused leasing and management program to market the project’s unsurpassed location, refreshed image and modern features.
