Westmount acquired this 10-building, 1,739,332-square-feet industrial portfolio in early 2015. The properties are spread throughout metropolitan Milwaukee and in close proximity to the interstate freeway system, executive housing, and accessible to labor pools. The portfolio provides upside potential due to its below-average occupancy at the time of acquisition. It was 81% leased while the average for the Milwaukee industrial market hovered around 94%.

Upon acquisition, we implemented a plan to actively self-manage the portfolio through an onsite manager to maximize tenant retention by delivering best-in-class property management, necessary make-ready improvements to existing vacancies, and effective rebranding efforts. We also introduced new proactive and responsive leasing programs to convert the existing below-market rents to current market rental rates.
